40-YEAR RECERTIFICATIONS 

Atlantic provides a full service of 40 Year Recertifications as required by the Florida Building Code. Our Professional Engineers have performed numerous inspections of this type in Dade, Broward, and Palm Beach Counties.

 As mandated by the Florida Building Code, Cities and Counties are now enforcing the re-inspection of Forty year older builidngs which requires a specialized inspection of the property scrutinizing the structure and the electrical facilities.

There are specific items that must be inspected in order to pass the inspection. Inexperienced consultants could cost you thousands of dollars if their recommendations exceed the requirments of the 40-year Recertification.  We have an in-depth knowledge of the system and have the engineering in-house so that we can provide you with the best advice to keep your repairs and costs at a minimum by not exceeding what is required.

 

Why do 40 Year Recertifications exist? Most people, when they receive a 

notice from the city advising them that a 40 year recertificaiton is in order for their property, react with disdain due to the additional potential costs to be incurred. Although it is true that there is an additional cost, the fact remains that these 40 year recertificaions are at the heart of a state-mandated program to ensure public safety. Many buildings undergo numerous changes throughout the years many of which are performed without permits and pose a serious hazard. Other buildings are just old and contain hidden risks that may otherise go unnoticed until it is too late. Through this policy, an engineer is certifying and taking responsibility for the safety of the property.
