Three and Four Point Insurance Inspections

My insurance company requested a 3 or 4 Point Inspection. 

 

What is a Three and Four Point Inspection?

After Hurricane Andrew (1992), Insurance companies in Florida have been trying to encourage home owners to make their homes safer and reduce claims. Many insurance companies and JUA (Joint Underwriting Association) now request 3 or 4 point inspections, which often include, but are not limited to (three point inspection excludes the plumbing section):

1. Roof

2. Electric

3. Air Conditioning and Heating

4. Plumbing

What are the looking for in these reports?

In general, they are looking for these three or four components/systems to be updated and in, generally, good condition.  The insurance underwriter seems to use this inspection report for insurability purposes.  They want to know that these components/systems are, somewhat updated.  See a Sample Report

Forms. Are there standard forms?
No.  We have worked closely with Citizens Insurance Underwriters and have designed a form, which has been widely accepted by all of the insurance companies in Florida.   


I am buying a home.  Can I use this inspection as a less expensive home inspection?

No. This type of inspection is not intended for use as a pre-sale or pre-purchase comprehensive inspection. What is the fee? and what is included in the fee?

Good question.  The fee is $115.  This includes the inspection, photos and report.  We deliver the report via email to you and your insurance agent the same day.  The report is computerized and does include the required photos.

How long does the inspection take?

Depending on accessibility, the average inspection takes 45 minutes to 1 hour.

Do I have to be home for the inspection?

No; however, someone does.  We need to go through the interior and go inside the attic.

Guarantees? Who can guarantee the forms enable me to be approved for insurance?
