Mold Assessments During the Home Purchase Process
Atlantic Building Inspections looks for signs of mold during a home inspection. If signs of mold are found, the client can decide to pay for additional air sampling and laboratory testing. Mold testing tells you what kind and how much mold is present. Mold is indoors, outdoors, at work, at home, in the city and in the country. Mold is everywhere. Everyone is exposed to some form of mold organisms (biological particles) everyday. The main reason to test for mold is because under certain conditions, indoor mold has the potential to damage property and cause health problems in humans and animals. The samples are sent to an independent laboratory. The laboratory examines the samples under microscope and provides a detailed, written report.
Mold Assessments for Homeowners
A good time to test for mold is:
when purchasing any kind of property (home townhome, condo, building, etc.),
after any flooding or water damage event,
whenever you find a leak that has been present for more than 24 hours,
whenever you smell a moldy odor,
when residents of your home experience a long-term medical condition without a known cause,
when unusual stains appear on walls, ceilings, furniture and other building materials and
You suspect mold but do not see any visible mold growth.
A Mold Assessment Inspection Includes
- Visual inspection of the property for signs of water intrusion and mold growth
- Measure moisture in the air
- Measure moisture in the walls, ceilings, etc…
- Take swab samples of any visible signs of mold
- Take air samples
A standard inspection would consist of two indoor air samples and one outdoor sample. The outdoor sample establishes a reference or baseline for normal mold levels in an area, which is then compared to the indoor samples. The samples are sent to an accredited laboratory for analysis. The laboratory prepares a full written report detailing the type and amount of mold found within the property.
